Golden visas stopped for more than five months in Portugal

The year began with the entry into force of the changes to the criteria for the attribution of Residence Permits for Investment (ARI or, as they are commonly called, golden visas), but the inexistence of the regulations of the current law is preventing the submission of new applications to the regime.

More than five months have passed and the entities that mediate these processes, such as real estate agents and law firms, continue to come across the message “waiting for regulation” when they seek to submit applications on the website of the Foreigners and Borders Service. (SEF).

Yesterday, the value of the investment of golden visas for May was released, which reached 53.8 million euros, a year-on-year growth of 94%, but this value only corresponds to the applications received until the end of November 2021.

Foreign investment in this way is thus frozen, aggravating the difficulties of raising capital for the country, which real estate entities already admitted due to the ban on obtaining golden visas through the acquisition of real estate in Lisbon and Porto, the most sought after by these investors, and in almost the entire territory of the Portuguese coast.
